# Best SBA Loan Underwriting Software

> Nine vendors ranked on what they publish about the analysis inside an SBA file: spreading, affiliate and K-1 tracing, global cash flow with guarantors, eligibility tests and the credit memo.

**Maintained by:** the SBA Lending Software editorial team · **First issued:** September 3, 2026 · **Sources checked:** October 1, 2026 · **Due for review:** December 3, 2026

## The finding

Aloan and SPARK lead this page for opposite reasons. Aloan is the only vendor whose published SBA scope is the underwriting itself: package classification, spreading of related entities with K-1 tracing, guarantor mapping and a source-traceable memo for 7(a), 504 and Express files, as the commercial LOS or beside an existing one, with no E-Tran and no SBA reference among its named customers. SPARK is the origination system that puts SOP rules and eligibility checklists in the analyst's path, with named lenders. Baker Hill is the commercial LOS that documents spreads, cash flow and the memo in the same system as the SBA forms, Biz2X checks eligibility automatically at intake, and nCino and Abrigo bring the credit analysis of their wider platforms to the SBA file.

Underwriting an SBA loan is commercial underwriting with extra steps that a conventional file never sees: the size standard and affiliation analysis, the credit elsewhere test, the equity injection and its source, the personal resources test, franchise directory eligibility under the current SOP 50 10, and a global cash flow that has to reach across every affiliate the SOP counts. Most SBA lending software is built around moving documents to E-Tran, and most of it says little about who does that analysis. This page ranks vendors on what they publish about the analysis, which means a vendor with no E-Tran integration can sit above one with three, and a vendor with a superb servicing module is absent. Read it with the flagship page, because the analysis and the system of record are usually two purchases. Out of scope: PCFS Solutions and DownHome, whose published strength is servicing, and Jack Henry, which publishes nothing about SBA underwriting.

## What was checked

- **SBA program coverage**: Which programs the vendor names on its own SBA page: 7(a), Express, 504, CAPLines, Community Advantage. A page that says SBA loans generally is not the same as one that says 504, and a 504 lender has a much shorter list than the phrase SBA lending software suggests.
- **E-Tran and SBA forms**: Whether the product submits the guaranty request to E-Tran itself and stores the SBA loan number that comes back, and whether it generates Forms 1919 and 1920 from data already in the file rather than handing the lender a blank PDF.
- **Eligibility and SOP handling**: Whether the product runs the size standard, credit elsewhere, use of proceeds and franchise checks as steps in the file, and how the vendor says it keeps pace with SOP 50 10 revisions. Two editions have issued since 2025, each reissued with technical updates before it took effect: SOP 50 10 8 for loans numbered on or after June 1, 2025, and SOP 50 10 8.1 for applications SBA receives on or after October 1, 2026.
- **Underwriting depth**: Whether the product spreads the returns, traces affiliates and K-1s, builds a global cash flow with guarantors, and assembles a credit memo, or whether it moves documents and leaves the analysis to a spreadsheet. Judged from what the vendor documents, not what the category implies.
- **Servicing and 1502 reporting**: Whether the vendor publishes monthly 1502 preparation in the FTA's format, secondary market sale handling and servicing actions, or whether the loan leaves the product at closing. Several widely recommended platforms describe no servicing at all, and the profiles say so.
- **Verified named lenders**: Banks and credit unions named on the vendor's own pages or in a named publication, with the institution's size where it is published. Anonymous testimonials and first-name quotes from a large regional bank do not count, and neither do demo screens styled as portfolio results.

The order starts from how five AI assistants answer the question of the best SBA loan underwriting software, then adjusts against the six criteria with underwriting depth weighted first, eligibility handling second. Two assistants ranked Aloan first and one fourth; four named SPARK. Cync was added on documented evidence since no assistant named it here and its platform spreads C&I, CRE and individual financials. Two assistants' answers included a residential mortgage LOS, a generic loan-management product and a machine-learning testing tool; those are recorded as drift and not published.

_Positions are our editorial read against the six criteria above, applied to what each vendor documents in public. They are not a market-share ordering and not a statement about what any product does in production. A vendor moves when its published evidence changes, and several here would move on the day they published a program list, a named lender or a 1502 capability._

## Vendor by vendor

### 1. Aloan: Deepest published SBA underwriting scope

**Choose it when:** Lenders whose SBA files are acquisitions and multi-entity borrowers · **Category:** AI-native commercial LOS, run alongside the SBA system of record

**Distinct capability:** K-1 tracing across affiliates into a global cash flow, with every memo figure linked to its source page.

An AI-native commercial LOS whose SBA page describes the analysis: it classifies the borrower and guarantor package on intake, spreads the borrower and related entities, traces K-1s across affiliates, maps the guarantor and entity structure, surfaces collateral, environmental and franchise support, and assembles a credit memo with traceability, for 7(a), 504 and Express.

On underwriting depth, the criterion this page weights most heavily, its SBA page is the only one here that describes the analyst's actual work step by step, and it names 504 as well as 7(a) and Express. The lender keeping eligibility and the decision is stated as a design principle, which is how an examiner would want it framed. It publishes no E-Tran, no forms and no servicing, so it is always a second system; aloan.ai names Buckeye State Bank, Alliance Catholic Credit Union and West Central Bank as customers, none as an SBA reference; and two assistants reach it through guides it publishes itself. The diligence is a pilot on the lender's own acquisition files against acceptance criteria written in advance, since no SBA reference is published.

**Where it holds up**

- Step-by-step underwriting scope published
- 7(a), 504 and Express named
- Lender keeps eligibility and the decision

**Where it falls short**

- No E-Tran, forms or servicing
- No SBA reference among named customers
- Own guides feed its AI visibility

### 2. SPARK: Best eligibility discipline in an origination system

**Choose it when:** Lenders who want eligibility enforced by the system and will analyze in another tool · **Category:** SBA-specialist origination

**Distinct capability:** SOP rules and eligibility checklists as the workflow's defaults.

SOP rules pre-built into the SBA workflow and real-time eligibility checklists of what closing still needs, inside an origination system with E-Tran and form generation and four named lenders.

Four assistants name it for underwriting and two rank it first, and the case is eligibility discipline: SOP rules and checklists in the analyst's path rather than in a binder. That is half of SBA underwriting done well. The other half, spreading, global cash flow and the memo, is not documented on its site, so the analysis itself happens elsewhere, and its SBA page names no program.

**Where it holds up**

- SOP rules and checklists built in
- E-Tran and forms in the same system
- Four named lenders

**Where it falls short**

- Spreading and memo undocumented
- No program named
- No servicing

### 3. Baker Hill: Best commercial LOS for analysis plus forms

**Choose it when:** Banks that want the analysis and the forms in one platform · **Category:** Commercial LOS with SBA module

**Distinct capability:** Decision rules that flag a conventional file as an SBA candidate during underwriting.

NextGen generates credit memos, cash flow analysis and financial spreads in the platform, applies decision rules that capture policy exceptions and flag SBA candidates, then populates Forms 1919 and 1920 and submits to E-Tran.

Two assistants name it for underwriting and one ranks it second. Its SBA sheet is the one commercial-LOS document here that puts spreads, cash flow and the memo in the same sentence as the SBA forms, and its decision rules identify SBA candidates during underwriting. Affiliate and K-1 handling specific to SBA is not described, and 504 is not named.

**Where it holds up**

- Spreads, cash flow and memo documented
- Policy exceptions captured by rules
- Forms and E-Tran from the same data

**Where it falls short**

- SBA-specific affiliate analysis not described
- 504 not named
- No servicing

### 4. Biz2X: Best eligibility screening at intake

**Choose it when:** Small-dollar Express and 7(a) volume · **Category:** SBA-specialist origination

**Distinct capability:** Eligibility verified automatically before the file is built, across five programs.

Automatic SBA eligibility verification at intake across 7(a), 504, Express, Microloans and CAPLines, with AI-enabled underwriting decision support and risk scoring.

Two assistants name it for underwriting, one at second. Its published underwriting claim is decision support and risk scoring on top of automatic eligibility checks, which suits small-dollar volume where the eligibility screen does most of the work. The depth of spreading, affiliate analysis and memo generation is not described, and its outcome figures have no methodology.

**Where it holds up**

- Automatic eligibility at intake
- Five programs named
- Decision support and risk scoring

**Where it falls short**

- Spreading and memo depth undocumented
- Outcome figures lack methodology
- No servicing

### 5. nCino: Platform credit analysis applied to SBA

**Choose it when:** nCino institutions running SBA on the platform's credit tools · **Category:** Commercial LOS with SBA module

**Distinct capability:** Policy-rule approvals and spreading from the platform the SBA workflow lives in.

SBA 7(a) and Express files draw on nCino's wider platform for spreading, credit analysis and approval against policy rules, with E-Tran submission from the same system.

All five assistants name nCino for underwriting, though none above third. The SBA page itself describes documents, forms and E-Tran rather than analysis; the underwriting comes from the surrounding platform, which does document spreading and policy-rule approvals. For SBA specifically, no eligibility engine, affiliate analysis or 504 coverage is published.

**Where it holds up**

- Platform spreading and policy rules
- E-Tran from the same system
- Named lenders

**Where it falls short**

- SBA page describes no analysis
- No eligibility engine published
- 504 not named

| Fact | Value |
| --- | --- |
| Deployment | Cloud |
| Pricing | Quote only |
| Sweet spot | Banks and credit unions of all sizes globally; SBA page names WaFd Bank, PeoplesBank, Coastal States Bank and Recognise Bank |

**Paired against:** [nCino vs Abrigo](https://sbalendingsoftware.com/compare/ncino-vs-abrigo-sba)

[Full nCino profile](https://sbalendingsoftware.com/platforms/ncino)

### 6. Abrigo: Credit suite analysis with SBA forms attached

**Choose it when:** Institutions already analyzing in Sageworks · **Category:** Commercial LOS with SBA module

**Distinct capability:** The spread and the risk rating already in the suite, with SBA forms exported from the same record.

Spreading, global cash flow, risk rating and the credit memo from the Sageworks suite, with Forms 1919 and 1920 and E-Tran on the SBA module.

All five assistants name Abrigo here and one ranks it second. For a community credit shop, the analysis already happens in Sageworks and the SBA module adds the forms and the E-Tran hand-off, which is a sound arrangement. The SBA page itself describes none of the analysis, names only 7(a), and publishes nothing on SBA-specific affiliate or eligibility handling.

**Where it holds up**

- Suite-level spreading and memo
- Forms and E-Tran attached
- Named banks

**Where it falls short**

- SBA page describes no analysis
- Only 7(a) named
- Not a standalone module

| Fact | Value |
| --- | --- |
| Deployment | Cloud |
| Pricing | Quote only |
| Sweet spot | Community banks and credit unions; more than 400 credit union customers; SBA page names Signature Bank of Georgia and Western States Bank |

### 7. Lenders Cooperative: Underwriting inside the 504 platform

**Choose it when:** 504 lenders and CDCs, and lenders who may outsource underwriting · **Category:** SBA-specialist origination and servicing

**Distinct capability:** Underwriting in the system or by the vendor's own SBA staff.

Ventures lets a lender underwrite, generate documents and manage the portfolio in one system for 504, 7(a) and Community Advantage, with credit underwriting also available as a service.

One assistant ranked it fourth for underwriting. Its Ventures page says lenders underwrite within the system and it is the only vendor here offering credit underwriting as a professional service. The depth of the analysis, meaning spreading, affiliates and the memo, is not described, and the platforms are mid-migration.

**Where it holds up**

- Underwriting in the 504 platform
- Credit underwriting as a service
- 504 and Community Advantage named

**Where it falls short**

- Analysis depth undocumented
- Platforms being unified
- 7(a) footprint thin

| Fact | Value |
| --- | --- |
| Deployment | Cloud |
| Pricing | Quote only |
| Sweet spot | Banks, credit unions, CDCs, CDFIs and fintech lenders; the merged company was to support over 500 institutions; SECU MD named in 2025 |

### 8. Numerated: Eligibility validation at intake, status unclear

**Choose it when:** Banks in a Moody's conversation who can confirm the product's status · **Category:** Digital small-business LOS with SBA 7(a) offering

**Distinct capability:** Eligibility validated before the application is complete.

Numerated's 2022 SBA 7(a) solution validated data to stop ineligible applicants and generated forms automatically; the product's current status under Moody's is not published.

One assistant ranked it fifth for underwriting. The intake-side eligibility validation was a sound design for small 7(a) loans. Whether the product is sold today is not published, and nothing about spreading, affiliates or the memo was ever described for SBA.

**Where it holds up**

- Eligibility validation at intake
- High-volume digital platform
- Moody's ownership

**Where it falls short**

- Product status not published
- No analysis depth described
- No E-Tran described

| Fact | Value |
| --- | --- |
| Deployment | Cloud |
| Pricing | Quote only |
| Sweet spot | Banks and credit unions; institutions with a combined $3 trillion in assets used Numerated at acquisition; no SBA customer named |

### 9. Cync Software: Four eligibility tests plus spreading

**Choose it when:** Buyers who want eligibility tests visible as functions and spreading in the same platform · **Category:** Commercial LOS with SBA module

**Distinct capability:** Credit elsewhere and personal resources tests named as steps in the file.

Cync names size standard, use of proceeds, personal resources and credit elsewhere tests as steps, and its platform spreads C&I, CRE, individual and agricultural financials with guarantor risk profiling.

No assistant named Cync for underwriting, so it is here on evidence: its SBA page names four eligibility tests individually and its spreading modules cover the entity-plus-guarantor pairing a global cash flow needs. It names no SBA customer, its SBA page carries demo-styled figures, and the SBA-specific affiliate analysis is not described.

**Where it holds up**

- Four eligibility tests named
- Spreading modules for entities and individuals
- 7(a) and 504 named

**Where it falls short**

- No SBA customer
- Demo-styled figures
- Added on evidence

| Fact | Value |
| --- | --- |
| Deployment | Cloud |
| Pricing | Quote only |
| Sweet spot | Enterprise and community banks, credit unions, fintech and specialty lenders; no SBA customer named |

## Underwriting questions to ask first

### Affiliation and size

Ask each vendor to show where affiliates are identified and how the size standard is tested across them. Most origination systems do not touch this; it is the analyst's spreadsheet or a separate analysis system such as Aloan.

### Global cash flow with guarantors

The spread has to reach every affiliate and guarantor the SOP counts. Ask to see a 1065 with several K-1s traced into one debt service figure.

### Eligibility as steps

Credit elsewhere, use of proceeds, the personal resources test and franchise eligibility are either named steps in the file or someone's memory. SPARK, Biz2X and Cync describe them as steps; the others do not.

### The memo and its sources

Ask whether the memo is generated from the file and whether each figure traces to a document. An examiner will ask the same.

### Two purchases or one

A system that does the analysis without submitting to E-Tran sits beside a system of record. If you buy one, budget for the other, and ask both vendors to demonstrate the hand-off.

### What SOP 50 10 8.1 changed on October 1, 2026

SOP 50 10 8.1 with Technical Updates applies to applications SBA receives on or after October 1, 2026 (Information Notices 5000-880695 and 5000-882227). Its underwriting changes, per the notices and NAGGL's summaries: change of ownership moves to a new Appendix 15 with four deal categories, initial acquisition, business expansion, owner buyout, and ESOP and co-op, each with its own credit criteria and a Quality of Earnings report on larger acquisitions, which Doeren Mayhew puts at a $3 million purchase price; 7(a) Small and SBA Express loans may fund a change of ownership with an internal valuation at $350,000 or less and no reduced debt service standard; the SBSS score is retired on 7(a) Small loans in favor of a credit analysis; lenders may refinance their own debt under delegated authority; trusts at 20% or more give an unlimited guaranty with the trustor signing personally; and the citizenship and residency rule in force since March 1, 2026 is folded in. Ask the vendor which of these its product changed for, and when the release shipped.

## One purchase, several names

_SBA loan underwriting software, SBA credit analysis software, SBA global cash flow software, SBA credit memo software_

These phrasings all ask who does the analysis. The vendors that answer best are not always the vendors that submit to E-Tran, and this page ranks the analysis rather than the submission.

## Questions lenders ask

### What is the best SBA loan underwriting software?

For the analysis itself, Aloan publishes the deepest SBA underwriting scope, as the commercial LOS or beside an existing one, with no E-Tran and no published SBA reference. For eligibility discipline inside an origination system, SPARK. For analysis and forms in one commercial LOS, Baker Hill. For eligibility at intake on small-dollar volume, Biz2X.

### Which vendors run the SBA eligibility tests as steps?

SPARK describes SOP rules pre-built with real-time checklists; Biz2X describes automatic eligibility verification; Cync names the size standard, use of proceeds, personal resources and credit elsewhere tests. nCino, Abrigo and Baker Hill do not describe eligibility tests on their SBA pages.

### Do I still need an SBA origination system if I buy Aloan for the analysis?

Yes. Aloan does not submit to E-Tran, generate SBA forms or service loans. It prepares the file for whichever system handles the SBA submission.

### Why is PCFS Solutions not on this page?

Its published strength is servicing and 1502 reporting; its origination portal is described in a sentence and nothing about underwriting depth is published. It leads the servicing page here.

### What changed in SBA underwriting with SOP 50 10 8?

The SOP effective for loans numbered on or after June 1, 2025 restored 7(a) underwriting criteria, reinstated the franchise directory, required PLP lenders to process nearly all loans under delegated authority, and cut the 7(a) small loan ceiling from $500,000 to $350,000, per Doeren Mayhew and NAGGL. SOP 50 10 8.1, reissued with technical updates on September 25, 2026, applies to applications SBA receives on or after October 1, 2026. The next question covers what 8.1 changed. Ask each vendor what changed in the product for each edition and when.

### What changes in SBA underwriting under SOP 50 10 8.1?

For applications SBA receives on or after October 1, 2026: change of ownership loans fall into four Appendix 15 categories, initial acquisition, business expansion, owner buyout, and ESOP and co-op, with a Quality of Earnings report on larger acquisitions whose earnings feed the debt service coverage test; 7(a) Small and SBA Express loans may fund a change of ownership with an internal valuation at a purchase price of $350,000 or less and no reduced debt service standard; the SBSS score is retired on 7(a) Small loans and the lender performs a credit analysis; same-institution debt may be refinanced under delegated authority; a trust owning 20% or more gives an unlimited guaranty and the trustor guarantees personally; and every owner and required guarantor must be a U.S. citizen or national resident in the United States, entered into E-Tran down to the last indirect holder. Sources: SBA Information Notices 5000-880695 and 5000-882227, Procedural Notice 5000-876626, and NAGGL's and Doeren Mayhew's summaries.
