# What SBA lending software costs, and the one vendor that publishes a price list

> One of the twelve SBA lending software vendors covered on this site publishes a price list: DownHome Solutions, at $160 a month for Loan Servicing and $150 a month for Loan Origination, the first two users free, with add-on modules from $20 to $100 a month, including $50 for its SBA Community Advantage 1502 reporting module and $2,500 in one-time costs on the default selection. Aloan publishes its pricing basis, usage-based with a monthly minimum and a per-document overage sized to document volume, without figures. The other ten are quote-only. A budget for any of them starts from the program's own numbers: expected 7(a) and 504 volume, the share to be sold, and the hours operations and credit spend per file today.

A lender building a budget for SBA software meets the wall the rest of commercial lending technology puts up: quote-only pages and a sales cycle before a number. The wall has one gap and one window. DownHome Solutions, a CDFI servicing and origination vendor, prices every module on its site. Aloan publishes how it prices without saying what. Everyone else publishes nothing. This guide records what each vendor publishes about cost, what SBA itself charges on a 7(a) loan in fiscal 2027, what an SBA program pays for instead when it does not buy software, and how to build a budget that can judge a quote when it arrives.

## What each vendor publishes

The check is simple: does the vendor's site let a buyer put a number in a budget before talking to sales. For ten of the twelve vendors here the answer is no. SPARK, nCino, Abrigo, Baker Hill, Biz2X, PCFS Solutions, Lenders Cooperative, Numerated, Cync and Jack Henry publish no figure and no basis; nCino has no pricing page at all. Aloan's pricing page publishes the basis and not the figure: usage-based, a monthly minimum plus a per-document overage, sized to the lender's document volume, with three plans that differ by feature scope and a custom quote for each.

DownHome Solutions publishes the figures. Its pricing page lists Loan Servicing at $160 a month and Loan Origination at $150 a month, each with the first two users free, then add-on modules at $20 to $100 a month: among them ACH at $20, Participation at $30, CDFI Reporting at $25, Credit Bureau Reporting at $35, SBA Microloan Reporting at $30, SBA Community Advantage (1502) Reporting at $50, QuickBooks Online at $50, Sage Intacct at $100 and an Online Client Portal at $50. Annual billing takes 10% off, and the default selection carries $2,500 in one-time costs. It is built and priced for CDFIs, so a bank reading it should treat it as the floor of the market rather than a quote it will receive.

## What the two published models show

Two pricing shapes are on the public record. DownHome's is a per-module subscription with a per-user component and a one-time setup, which is the shape a small servicing shop can total on a napkin: base module, add-ons, users above two, implementation. Aloan's is usage-based, a monthly minimum with a per-document overage, which ties the bill to the files the lender runs through it rather than to seats or modules. Neither tells you what nCino, Abrigo, Baker Hill or SPARK will charge, and this site does not guess.

What the quote-only vendors do publish is the shape of the product, which decides what you are paying for. nCino, [Abrigo](https://sbalendingsoftware.com/platforms/abrigo), Baker Hill, Cync and Jack Henry sell the SBA capability as part of a commercial lending platform, so the first question to each is what the SBA module costs to a lender that does not already run the platform, and whether it is sold separately at all; Abrigo's SBA page does not describe a standalone purchase. [SPARK](https://sbalendingsoftware.com/platforms/spark), Biz2X and the Ventures side of Lenders Cooperative sell systems built around the SBA file, which is the list a small SBA desk should price first. PCFS Solutions sells servicing, so the natural unit is the portfolio. Ask every vendor for the unit, the minimum and the term before asking for the number, and ask the platform vendors for the module price with and without the platform.

## What the software is competing with

An SBA program that does not buy software either keys its files into CAFS by hand or pays a Lender Service Provider to run the operation. Windsor Advantage, the LSP four of five AI assistants recommend, describes serving 130 or more lenders in 33 states and offers underwriting, processing and closing, loan sales, servicing and 1502 reporting. How an LSP is paid is set in the lender's agreement with it, and SBA requires fees paid to an agent that helps with the application, which includes a Lender Service Provider acting as a loan packager, to be disclosed on SBA Form 159, the Fee Disclosure and Compensation Agreement for 7(a) and 504 loans, signed by the lender, the applicant and the agent. Ask the LSP for its fee schedule in the same form a vendor would give a price.

The other cost is analyst time. An SBA acquisition file with several affiliates can take a senior analyst a day; a small-dollar Express loan should take an hour. Software that removes re-keying into Form 1919, Form 1920 and E-Tran saves operations time on every file. Software that does the affiliate analysis saves underwriting time on the hard files only. A budget that counts both, and counts the LSP alternative, is the only one that can judge a quote when it arrives.

## What SBA itself charges in fiscal 2027

Software cost sits beside the fees the program itself pays and earns, and for fiscal 2027 those are published. SBA Information Notice 5000-881797, effective October 1, 2026, sets the 7(a) Lender's Annual Service Fee at 0.55% of the outstanding guaranteed balance, which the lender may not pass to the borrower. The upfront guaranty fee on loans with maturities over twelve months is 2% of the guaranteed portion for loans of $150,000 or less, of which the lender may keep up to a quarter; 3% for $150,001 to $700,000; and 3.5% of the guaranteed portion up to $1,000,000 plus 3.75% of the guaranteed portion above it for loans of $700,001 to $5,000,000. Short-term loans pay 0.25%.

The upfront fee is 0% for loans of $700,000 or less to manufacturers in NAICS sectors 31 to 33, to the food supply chain NAICS codes the notice lists, and to businesses in rural areas, and loans approved within 90 days of each other for an applicant and its affiliates are treated as one loan for the fee calculation. A budget that counts the software against the annual service fee the program pays and the premium a sold guaranteed portion earns is the budget a chief financial officer will accept.

## How to build a budget without a list price

Start with the program's economics rather than the vendor's. Count the 7(a) and 504 loans the institution expects to originate in a year, the share it expects to sell, and the hours operations and credit currently spend per file on SBA-specific work. Those three numbers give a ceiling on what any software is worth, and they are the numbers a vendor will ask for anyway.

Then ask each vendor for four things in writing: the pricing unit, the minimum commitment, the term, and what the SBA module costs to a lender not already on the platform. Ask a reference lender what they pay and what the last renewal did. And price the servicing separately, because of the origination vendors here only Lenders Cooperative, Cync and PCFS Solutions publish 1502 reporting, and the lender that services its own portfolio will be buying that somewhere.

- Expected annual 7(a) and 504 originations, and the share to be sold
- Current operations hours per file on forms, E-Tran and 1502
- Current credit hours per file on affiliates, cash flow and the memo
- Each vendor's unit, minimum, term and platform prerequisite, in writing
- A reference lender's actual price and last renewal
- The servicing system, priced separately if the origination vendor publishes no 1502 capability

## Common questions

### How much does SBA lending software cost?

One published price exists. DownHome Solutions lists $160 a month for Loan Servicing and $150 a month for Loan Origination, the first two users free, plus $20 to $100 a month per add-on module and $2,500 in one-time costs on its default selection, for a product built for CDFIs. Aloan prices on document volume with a monthly minimum and a per-document overage, figures by quote. The other ten are quote-only, so the budget is built from the program's expected volume and the hours the software would save, then tested against quotes that state a unit, a minimum and a term.

### Is a Lender Service Provider cheaper than software?

It is paid differently. An LSP charges for the work it does on each loan, disclosed to SBA on Form 159 when it acts as the packager, so its cost moves with volume and needs no platform purchase. Software is a subscription whether or not loans close. Which is cheaper depends on the program's size, and an LSP is the right answer for some institutions.

### Does any vendor publish pricing?

Yes, one. DownHome Solutions publishes module prices on its pricing page, from $150 a month, with the first two users free and a 10% discount for annual billing. Aloan publishes its pricing basis, usage-based with a monthly minimum and a per-document overage, without figures. The other ten publish nothing.

### What does SBA charge on a 7(a) loan in fiscal 2027?

Per SBA Information Notice 5000-881797, effective October 1, 2026: an annual service fee of 0.55% of the outstanding guaranteed balance, paid by the lender, and an upfront guaranty fee of 2% of the guaranteed portion up to $150,000, 3% from $150,001 to $700,000, and 3.5% up to $1,000,000 plus 3.75% above it for larger loans, with 0% on loans of $700,000 or less to manufacturers, the listed food supply chain codes and rural businesses. Short-term loans pay 0.25%.
