CDFI origination and servicing

DownHome Loan Manager is origination and servicing software built for CDFIs, with automated SBA 1502 reporting, SBA Microloan reporting, CDFI Fund TLR reports and Metro 2 files from one system. It names no customers, does not describe E-Tran submission, and is the one vendor here that publishes prices: $160 a month for servicing and $150 for origination, first two users free, plus add-on modules.

What it is

DownHome Loan Manager is built for CDFIs, by community lenders, in the vendor's own words, and it is the one product on this site whose reporting was designed around the mission lender's obligations rather than the bank's. Its product page describes two components. DownHome Loan Origination accepts applications online, tracks technical assistance, conducts underwriting, produces credit memos and generates closing documents. DownHome Loan Servicing services and reports on unlimited loans, tracks repayments automatically, sends e-bills and statements and offers an online borrower portal. The reporting list is where the SBA relevance lies: it automates SBA 1502 reporting, reports on SBA Microloans, builds CDFI Fund TLR reports and produces Metro 2 credit bureau files. The company says it has over 25 years of experience serving community lenders and lists a Seattle address. It appears on the servicing page here rather than the flagship because two of five AI assistants recommend it for 1502 reporting and because a CDFI running Community Advantage or Microloan programs has few other purpose-built choices. Its limits are plain. No customer is named. E-Tran submission is not mentioned. Its pricing page publishes figures: Loan Servicing at $160 a month and Loan Origination at $150 a month, each with the first two users free, add-on modules from $20 to $100 a month, among them SBA Microloan Reporting at $30 and SBA Community Advantage (1502) Reporting at $50, a 10% discount for annual billing, and $2,500 in one-time costs on the default selection. It is the only vendor here with a published price. And the product is sized and priced for CDFIs, which a bank should read as a signal about fit rather than a flaw.

What it does

  • Automated SBA 1502 reporting and SBA Microloan reporting
  • CDFI Fund TLR reports and Metro 2 files from the same servicing data
  • Origination with online applications, technical assistance tracking, underwriting, credit memos and closing documents
  • Servicing with automatic repayment tracking, e-bills and statements and a borrower portal
  • Built for and priced for CDFIs, in the vendor's own words

Strengths

  • 1502 automation and Microloan reporting alongside CDFI Fund TLR reporting, which is the reporting stack a mission lender actually files
  • Origination and servicing in one system sized for a small lending team
  • Publishes its address, its prices and a plain statement of who it is for, which no larger vendor here does
  • Over 25 years in community lending software, so the CDFI reporting rules are not new to it

Considerations

  • No customer named anywhere on the site
  • E-Tran submission is not mentioned; 7(a) and 504 program coverage is not described
  • Priced per module and per user, so a lender adding several modules should total the calculator before comparing
  • Built for CDFIs; a bank or credit union should expect the product to fit that scale and that reporting regime

Best when

The lender files CDFI Fund reports and SBA 1502s from the same small team
